The Challenge
Our clients purchased a 15,000 sq ft lot in Rosedale with breathtaking ravine views—but significant challenges. The lot dropped 40 feet from street to rear, required Toronto and Region Conservation Authority (TRCA) approval, and contained three heritage trees that needed protection.
Navigating Regulatory Complexity
Ravine lots in Toronto require multiple approvals that don't happen in sequence. We initiated simultaneous applications to the City of Toronto, TRCA, and Urban Forestry while developing design options that could flex based on each authority's feedback. The City of Toronto's Ravine and Natural Feature Protection bylaw governs what can and cannot be built within the defined ravine zone.

Design Solutions
Working with our structural engineers, we developed a cantilevered design that allowed the home to step down the slope while minimizing foundation disturbance. The result preserved root zones of the heritage oaks while creating dramatic living spaces that frame the ravine views.
Construction Innovations
Limited access required innovative approaches:
- Helicopter delivery for steel beams
- Pump concrete from street level (200+ feet)
- Scaffolding systems designed for slope access
The Result
After 22 months of construction, the completed home achieved LEED Gold certification, preserved all heritage trees, and created 4,800 sq ft of luxury living space with unobstructed ravine views from every main floor room.
